Let us answer some frequently asked questions about staging:
Why should I consider staging my property?
It pays to stage. Staged homes spend less time on the market, and they fetch a significantly higher selling price than non-staged homes. Here’s just some of the evidence experts have found:
The average investment in staging generates a return of 8-10% of the sales price, according to the National Association of Realtors.
Tests which compared identical staged and non-staged homes found that the non-staged homes spend an average of 102 days on the market, while the average staged home sold in just 45 days.
why should i stage my property in a seller's market?
You may have noticed that even in a sellers’ market, some homes sit empty and overlooked, while others are snapped up in bidding wars.
Studies show that home buyers decide whether or not they’ll consider buying a home within minutes of first walking inside. Realtors understand the importance of buyers’ first impressions. That’s why they turn to us for staging before putting the property on the market.
When viewing vacant homes, buyers often have a hard time perceiving the actual size of rooms, and envisioning the placement of furnishings. Vacant homes can look smaller. On the other hand, dated and/or cluttered furnishings can detract from a property’s positive features.
Staging a house well can help the buyer sell the property at top dollar, quickly. It pays to stage, even in a sellers’ market!
Can the cost of staging one's home be deducted from any gain on the sale of the home?
Yes! According to Consumer Reports, staging is considered to be an advertising expense. As such, staging costs can be subtracted from any gain on the home's sale!
